أرخص سعر شراء هو «الوهم الشهير» في قرارات الأصول. القرارات المالية الرصينة تُحسب على المسار الكامل لعمر الأصل، لا على لحظة الشراء.

1. تكلفة دورة الحياة (LCC)

Life-Cycle Cost تجميع كل التكاليف على أفق زمني ثابت:

LCC = الاستثمار الأولي
      + مجموع تكلفة التشغيل السنوية (بالتصعيد، مخصومة للقيمة الحالية)
      + مجموع تكاليف الاستبدال عند نهاية كل عمر مفيد

شرط المقارنة العادلة: أفق واحد مشترك لكلا الخيارين — إذا اختلف عمراهما يُستخدم مضاعف مشترك (مثل 12 سنة = 2×6 أو 3×4).

2. مؤشرات تكميلية: فترة الاسترداد والعائد

فترة الاسترداد (Payback):

Payback = الاستثمار ÷ الوفورات السنوية

مؤشر أولي سريع: كم سنة يعود رأس المال المستثمر (بلا خصم زمني — تبسيط يُكمّل بمقارنة القيم الحالية).

العائد على الاستثمار (ROI):

ROI = (العائد − التكلفة) ÷ التكلفة

نسبة العائد الكلية على الاستثمار — مفيدة لكنها بلا بعد زمني إلا بتحليل سنة بسنة.

❌ مفهوم خاطئ شائع Common misconception

أسطورة: “الخيار الأرخص شراءً هو الأوفر مالاً.” الحقيقة: أصل رخيص يعيش 4 سنوات بتشغيل سنوي مرتفع يخسر أمام أصل أغلى يعيش 6 سنوات بتشغيل أقل. LCC على أفق مشترك هو الحكم، لا سعر لحظة الشراء.

3. سيناريوهات تطبيقية في إدارة المنشآت

  • استبدال مبرد: مقارنة موارد التشغيل (الكهرباء) وعمر كل خيار مقابل الكفاءة الأعلى.
  • ترقية إضاءة LED: استثمار أولي مقابل وفورات الطاقة والصيانة على 10–15 سنة.
  • أنظمة التحكم: تكلفة تركيب مقابل توفير تشغيلي — هل يغطي الأفق الاستثمار؟

4. قاعدة إثبات الوفور

بعد التنفيذ قِس (عدادات فرعية، فواتير) لتثبت أن الوفور المتوقع تحقق فعلاً. «الوفور النظري» بلا رصد لاحق يضعف ثقة الممولين في الطلبات القادمة.

The lowest purchase price is the “famous illusion” in asset decisions. Sound financial decisions are calculated over the full path of the asset’s life, not at the moment of purchase.

1. Life-cycle cost (LCC)

Life-cycle cost sums all costs over a fixed time horizon:

LCC = initial investment
      + sum of annual operating cost (escalated, discounted to present value)
      + sum of replacement costs at the end of each useful life

The fair-comparison requirement: one shared horizon for both options — if their lives differ, a common multiple is used (for example, 12 years = 2×6 or 3×4).

2. Complementary indicators: payback and return

Payback period:

Payback = investment ÷ annual savings

A quick preliminary indicator: how many years until the invested capital returns (without time discounting — a simplification completed by present-value comparisons).

Return on investment (ROI):

ROI = (return − cost) ÷ cost

The overall return ratio on the investment — useful, but without a time dimension unless analyzed year by year.

Myth: “The cheapest option to buy is the most economical.” Fact: a cheap asset that lives 4 years with high annual operation loses to a costlier asset that lives 6 years with lower operation. LCC over a shared horizon is the judge, not the purchase-time price.

3. Application scenarios in facility management

  • Chiller replacement: comparing operating resources (electricity) and the life of each option against the higher efficiency.
  • LED lighting upgrade: an upfront investment versus energy and maintenance savings over 10–15 years.
  • Control systems: installation cost versus operating savings — does the horizon cover the investment?

4. The rule of savings verification

After implementation, measure (sub-meters, invoices) to prove that the expected savings were actually realized. “Theoretical savings” without later monitoring weaken funders’ confidence in future requests.
