شهادة Certified Facility Manager (CFM) هي الشهادة الاحترافية الأعلى عالمياً في إدارة المنشآت، وتمنحها الرابطة الدولية للمحترفين ذوي خبرة فعلية يجتازون امتحاناً شاملاً. هذا الدرس يضع الخريطة الرسمية الكاملة: الأهلية، الهيكل، الخطوات، والتجديد.

1. الأهلية (Eligibility): طريقان رسميان فقط

وفق كتيب مرشح IFMA الرسمي، يجب استيفاء أحد الطريقين:

قواعد دقيقة تُقيَّم عند وقت تقديم الطلب:

• التدريب الداخلي (Internship) لا يُحتسب ضمن خبرة العمل.
• الخبرة تُقاس «في معظم مجالات» الـ FM لا في نشاط واحد.
• عضوية IFMA اختيارية تماماً ولا تؤثر على الأهلية.
• الخيار الأول يتطلب درجة في إدارة المنشآت تحديداً؛ فدرجة هندسية أخرى تُقيَّم خبرتك تحت الخيار الثاني.

2. هيكل الامتحان (الأرقام الرسمية)

• العدد: 120 سؤالاً من ثلاثة خيارات، منها 100 سؤال محسوب و20 سؤالاً تجريبياً (Pretest) لا تحسب على النتيجة.
• الترتيب: أسئلة عشوائية بدون أقسام ثابتة، وكل سؤال له إجابة واحدة صحيحة.
• النظام: اختبار محوسب (CBT) في مراكز Prometric المعتمدة، ونتيجته نجاح/رسوب (Pass/Fail).
• المدة: يُحددها كتيب المرشح حسب جولات التقديم.

في مواصفة IFMA الحالية (Rev 01-2026) المجالات العشرة متساوية الوزن: لكل مجال 10 أسئلة من المئة المحسوبة. هذا المنهج يغطي المجالات العشرة عبر محطاته، وبعض المجالات يُدرّس على أكثر من محطة لعمق أكبر.

3. الخطوات الرسمية للتقديم

1. التحقق من الأهلية — استيفاء أحد الخيارين أعلاه (التدريب الداخلي لا يُحتسب).
2. التجهيز — التحضير اختياري: ورش إعداد، اختبارات تجريبية، وتقييم ذاتي من دليل الإعداد الرسمي.
3. تقديم الطلب — عبر منصة CAMP الخاصة بـ IFMA مع دفع الرسوم.
4. الحجز والامتحان — بعد الموافقة تُحجز الجلسة في مركز Prometric.

بعد الموافقة هناك مهلة محددة لحجز الجلسة، وبعد النجاح يتحرك عدّاد الالتزامات الأخلاقية — لا تصحي عن أي خطوة.

4. بعد النجاح: الشرط الأخلاقي والتجديد

• تقييم الأخلاقيات (Ethics): إلزامي — إتمام تقييم IFMA أو مقرر معتمد خلال 30 يوماً من النجاح.
• صلاحية الشهادة: 3 سنوات، تُجدَّد بأنشطة معتمدة (تعليم في FM، ممارسة مهنية، قيادة مهنية، وتطوير مهني).
• إعادة تقييم الأخلاقيات: كل دورة تجديد ثانية، أي كل 6 سنوات.
• الشارة الرقمية (Digital Badge): أداة تحقق رسمية عند أصحاب العمل.

5. الشهادات البديلة قبل CFM

• FMP: مستوى تأسيسي في 4 مجالات، مناسب لمن يملك خبرة فعلية ويعيد بناء أساسه.
• SFP: متخصص في الاستدامة لمن كان تركيزه بيئياً.

مسار شائع لدى كثيرين: FMP أولاً ثم CFM لاحقاً.

1. Eligibility: two official paths only

According to the official IFMA candidate handbook, one of the two paths must be satisfied:

Precise rules are assessed at the time of application:

• Internships do not count toward work experience.
• Experience is measured “across most areas” of FM, not within a single activity.
• IFMA membership is entirely optional and does not affect eligibility.
• Option 1 requires a facility management degree specifically; another engineering degree means your experience is assessed under Option 2.

2. Exam structure (official figures)

• Count: 120 questions with three choices each, of which 100 are scored and 20 are pretest questions that do not count toward the result.
• Order: random question order with no fixed sections, and each question has one correct answer.
• Delivery: computer-based testing (CBT) at authorized Prometric centers, with a pass/fail result.
• Duration: set by the candidate handbook per application cycle.

In the current IFMA specification (Rev 01-2026) the ten domains are equally weighted: 10 questions per domain out of the 100 scored. This curriculum covers all ten domains through its stations; some domains span more than one station for greater depth.

3. Official application steps

1. Verify eligibility — satisfy one of the two options above (internships are not counted).
2. Prepare — optional preparation: prep workshops, practice exams, and a self-assessment from the official preparation guide.
3. Submit the application — through the IFMA CAMP platform with the fee.
4. Schedule and take the exam — after approval, the session is booked at a Prometric center.

After approval there is a limited window to book the session, and after passing the ethics obligations counter starts — do not underestimate any step.

4. After passing: the ethics requirement and renewal

• Ethics assessment: mandatory — complete the IFMA assessment or an approved course within 30 days of passing.
• Credential validity: 3 years, renewed through approved activities (FM education, professional practice, professional leadership, and professional development).
• Ethics reassessment: every second renewal cycle, that is, every 6 years.
• Digital Badge: an official verification tool for employers.

5. Alternative credentials before CFM

• FMP: a foundation-level credential across 4 domains, suitable for those with real experience rebuilding their base.
• SFP: a sustainability specialist for those with an environmental focus.

A path common among many: FMP first, then CFM later.
