1. الاستراتيجيات الأربع

  1. الصيانة الوقائية (Preventive Maintenance, PM): مهام مجدولة بالزمن أو الاستخدام — تغيير الفلاتر، التشحيم، الفحص الربع سنوي.

    • الميزة: تمنع نسبة كبيرة من الأعطال وتطيل العمر.
    • التكلفة: مصروفات دائمة حتى في غياب العطل.

3. تحليل السبب الجذري (Root Cause Analysis, RCA)

أكبر خطأ شائع: إصلاح العرض بدلاً من معالجة السبب فيتكرر العطل. منهج التحليل:

  • اجمع البيانات: متى يقع العطل؟ تحت أي حمل؟ ما حال الأجزاء قبله؟
  • ابحث عن المحفز المشترك (حمل ذروة، فلترة ضعيفة، تلوث زيوت).
  • لا تقفز إلى الاستنتاج بلا سند؛ العطل المتكرر الموثق دليل أن الجذر لم يُعالج.

أسطورة: “الوقائية تعني زيادة وتيرة الصيانة بلا توقف.” الحقيقة: الوقائية الذكية تُضبط حسب عمر الأصل وسلوكه وبياناته؛ زيادة التكرار ليست هدفاً بل تعني مضيعة موارد.

4. من أوراق العمل إلى جدول PM في النظام

نظام إدارة الصيانة المحوسب (CMMS) يحوّل الـ PM من أوراق مبعثرة إلى مشغّل يومي:

  • جدول مهام لكل أصل بالتردد المناسب (شهري/ربع سنوي/سنوي).
  • تنبيه بالأوامر المتأخرة والموارد والمقاولين.
  • تاريخ الأصول وسجلات التكلفة — وهي المدخلات التي تشغّل قرارات الماليات لاحقاً (المحطة 3).

“How do I maintain this asset?” has no single answer that applies to everything; maintenance is a decision made for each asset according to its conditions: its criticality, its failure cost, and how measurable its condition is.

1. The four strategies

  1. Preventive Maintenance (PM): tasks scheduled by time or usage — filter changes, lubrication, quarterly inspection.

    • Advantage: prevents a large share of failures and extends life.
    • Cost: permanent expenditure even in the absence of a failure.
  2. Predictive / Condition-Based Maintenance: monitoring the asset’s condition with sensors (vibration, temperature, oil analysis) and intervening when the condition deviates.

    • Advantage: intervention at the real point of need, extends life, and saves on excessive PM.
    • Cost: an investment in instruments and analysis expertise.
  3. Corrective Maintenance: repair at the moment of the failure itself — its presence is inevitable, but it is expensive as a primary strategy.

  4. Run-to-Failure: a managed decision — the asset is left to fail, then replaced. It suits only low-criticality assets with a negligible failure cost.

2. The selection rule: three questions

  2. Failure cost: is a sudden failure expensive, or cheap and fast?
  3. Measurability: are practical sensors available to measure the asset’s condition?

3. Root Cause Analysis (RCA)

The biggest common mistake: repairing the symptom instead of addressing the cause, so the failure recurs. The analysis approach:

  • Gather data: when does the failure occur? Under what load? What was the state of the parts before it?
  • Look for the shared trigger (peak load, weak filtration, oil contamination).
  • Do not jump to a conclusion without evidence; a documented recurring failure is proof that the root was never addressed.

  • A task schedule for each asset at the right frequency (monthly/quarterly/annual).
  • Alerts for overdue work orders, resources, and contractors.
  • Asset history and cost records — the inputs that later feed financial decisions (station 3).
