5. المبدأ التشغيلي: التوافر عبر الوقاية والوثائق
- سوّق الصيانة الوقائية (Preventive Maintenance, PM) لكل أصل على جدول مناسب لعمره وسلوكه.
- احتفظ بسجلات أداء لكل نظام لترصد اتجاهات الأعطال قبل الأزمة.
- وثّق معلومات التشغيل: الأدلة ورسومات «كما بُنيت» (As-Built) — فلا شيء أعلى قيمة من معلومة صحيحة لحظة الطوارئ.
مفهوم خاطئ: “المبنى يعمل هنا والآن، فلا داعي لمهام وقائية تعطّل الإنتاج.” الحقيقة: الوقائية تحمي الذروة غداً. الأعطال الأغلى تصادف دائماً أوقات الذروة وفي الأنظمة الأقل صيانة.
A building is an integrated system: HVAC, electrical, fire, plumbing, and vertical transport all work together, and all of them share one measure of success — availability: systems being sound when needed, not just during an inspection visit.
1. Heating, Ventilation, and Air Conditioning (HVAC)
HVAC stands for heating, ventilation, and air conditioning, and it is typically the largest energy consumer in buildings (about 35–45% of the energy bill). Its main components:
- Chillers: the heart of the system; they cool water that is then distributed to air handling units.
- Air Handling Units (AHU): draw in air, filter it, condition it, and distribute it across spaces.
- Building automation systems (BAS): operating schedules and sensors that decide when equipment actually runs.
Two fundamental concepts must be distinguished: thermal comfort, which is not merely a temperature reading, and indoor air quality (IAQ), which is not merely cool air — the environmental quality lessons (4.3) will go deeper into both.
2. Electrical systems and continuity
- Distribution: transformers and panels carry current from the grid into the building.
- Generators: a backup source for extended supply when the grid fails.
- Uninterruptible Power Supply (UPS) units: cover the critical seconds immediately until the generator starts.

4. Plumbing, vertical transport, and automation
- Plumbing: hot and cold water, pressure and flow, tanks and treatment, and drinking-water quality monitoring.
- Vertical transport: elevators and escalators — a sensitive asset subject to mandatory specialized maintenance contracts.
- Building automation (BAS): the building’s digital brain; it gathers sensors, alarms, and operating schedules, and is the main source of energy-saving data.
5. The operating principle: availability through prevention and documentation
- Schedule preventive maintenance (PM) for each asset on a schedule suited to its age and behavior.
- Keep performance records for each system to spot failure trends before a crisis.
- Document operating information: manuals and as-built drawings — nothing is more valuable than correct information at the moment of an emergency.
Misconception: “The building works here and now, so there is no need for preventive tasks that disrupt production.” Fact: prevention protects tomorrow’s peak. The most expensive failures always coincide with peak times and in the least-maintained systems.
