LEED (Leadership in Energy and Environmental Design)
|---|---|
| العملية التكاملية (IP) | 1 |
| الموقع والنقل (LT) | 16 |
| المواقع المستدامة (SS) | 10 |
| كفاءة المياه (WE) | 11 |

| الابتكار (IN) | 6 |

A green building is not the addition of a planted balcony; it is an organized engineering and operational decision: a building that consumes less energy and water, with materials that protect its occupants, and a calculated environmental impact across its entire life. The LEED system is the official language for turning that decision into measurable points and a recognized certification.
1. Green building and life-cycle impact
A green building is one designed, constructed, and managed to reduce its environmental impact, and sustainability here does not stop at handover but extends:
- Energy: the performance of the envelope and equipment is what swings the monthly operating bill.
- Water: efficiency of indoor and outdoor consumption and leak detection.
- Materials: low-impact, low-emission, and longer-lasting materials.
- Indoor environmental quality: air, light, and sound that protect occupant health.
The life cycle is the framework: a simple decision such as choosing a more efficient chiller changes the carbon and operating bill for decades, not just for the day of handover.
2. The LEED certification system and the points scorecard
LEED (Leadership in Energy and Environmental Design) is a certification system from the U.S. Green Building Council (USGBC), and its categories spread across 110 points in the v4 version for new construction (BD+C):
| Category | Points |
|---|---|
| Integrative Process (IP) | 1 |
| Location and Transportation (LT) | 16 |
| Sustainable Sites (SS) | 10 |
| Water Efficiency (WE) | 11 |
| Energy and Atmosphere (EA) | 33 |
| Materials and Resources (MR) | 13 |
| Indoor Environmental Quality (EQ) | 16 |
| Innovation (IN) | 6 |
| Regional Priority (RP) | 4 |
| Total | 110 |
The four levels are set by point accumulation:
- Certified from 40 to 49, Silver from 50 to 59, Gold from 60 to 79, Platinum from 80 and above.

3. Prerequisites before points
Before any point is counted, the prerequisites in critical categories must be met: minimum energy performance, water metering, a no-smoking environment, and waste segregation. These are mandatory foundations that award no points: failing one of them fails the project no matter how high its total points.
Myth: “A certified building means the job is done and nothing more is needed afterward.” Fact: LEED includes performance commitments after handover: energy and water metering, commissioning, and maintenance practices aligned with the certification goals. The certificate is the start of an operating system, not the end of responsibility.
4. The facility manager’s role in certification and operation
- Feeding design with operability: maintenance and operations input before construction saves points and asset life.
- Commissioning: verifying that every system works as designed before acceptance.
- Metering and monitoring: energy and water readings and metrics that support an O+M certification and continuous improvement.
- Performance documentation: the reports and records that prove a building in ongoing operation lives up to its commitments.
